What belongs in the true cost of a beach condo?

Research framework · October 23, 2026

Start with documented recurring expenses, then add financing, known one-time obligations and a practical margin for uncertainty. The calculator is a worksheet for your own inputs, not an estimate of any specific building.

Financing and acquisition

Ask your lender for terms that match the property, intended use and borrower. Model principal and interest separately from property tax, insurance, loan insurance and fees. Down payment and closing costs belong in the cash-needed-at-purchase calculation.

Association charges

Confirm the current adopted dues and what they cover. Identify separate insurance charges, reserve contributions, approved special assessments, association loans and transfer or administrative fees. Spread a one-time assessment across months only as a budgeting scenario unless an actual payment plan is documented.

Unit-level expenses

Use a buyer-specific tax estimate and insurance quote. Add utilities not covered by dues, interior maintenance, appliance replacement and furnishings. Avoid assuming a seller’s taxes or premium will continue unchanged.

Rental operations

Confirm that the property can be rented in the way you intend. Model management and platform fees, cleaning expenses, vacancy, licensing, supplies and wear. Gross revenue is not net income. Test a lower-revenue year and avoid duplicating costs already covered elsewhere in your worksheet.

Stress-test your decision

Change the dues, an assessment and your rental assumptions one at a time. Compare the resulting monthly burden with your own cash reserves and financing obligations. Ask qualified tax, insurance and lending professionals to review the assumptions that apply to you.
