Research & correction standards

Research you can trace. Gaps you can see.

Better property decisions start with knowing what a source establishes—and what remains unanswered. These standards describe how to use this independent property guide.

Four evidence levels

Source-reported property facts

An association, manager or public parcel service reports a fact. We identify the source and relevant date. A directory match is not proof of legal association, unit identity or current condition.

Public document read

The document itself was accessible and its contents were reviewed for the stated summary. We identify its title and limits. A summary is not a professional inspection, legal interpretation or guarantee that the document remains current.

Index or portal observed

A document title, link or login screen was found. Its presence does not mean its contents were read or that a listed certificate remains valid.

Missing or unverified

The required evidence was not obtained or not reviewed. We keep that gap visible. Missing online evidence is not a finding that a building is unsafe or that no record exists.

Dates and scope travel with the facts

Keep the source date, record-effective date and our retrieval/review date separate. A newly retrieved record can contain older information. Cached parcel results retain their original retrieval timestamp. Match the exact parcel, unit, tower and association before relying on a record.

Property values are different measures

Tax-roll just value, a historical sale field, an asking price and a current market estimate answer different questions. We do not relabel one as another. Missing tax years and transaction context remain explicit.

Safety, repairs and financial questions

Connect the original recommendation to the scope of work, permit, inspections and relevant completion evidence. A single closed permit or certificate does not establish the condition of an entire building. Current applicability and professional conclusions require the appropriate records and qualified review.

Independence and commercial context

This directory is independent of the listed communities. Directory placement is not a safety grade, investment ranking or association endorsement. Photos illustrate a property or area; they are not inspection evidence. Any future sponsored placement or commercial relationship affecting a recommendation should be labeled at the relevant content.

Corrections and contributions

Send the page URL, proposed correction, primary-source link, document title, date and page reference. Submissions are reviewed before publication. Do not send confidential owner records, access codes or personal incident details. No public anonymous allegation wall is operated.
